Commercial Property Solicitor 5 yr. PQE and Over

This role will suit a qualified Solicitor with around five years PQE and a proven track record of handling a commercial property case load with a focus on commercial property Buying and Selling Commercial Property/Commercial Lease work acting for private individuals, companies, partnerships and pension funds. Working on cases relating bare land, hotels, high street buildings, shopping complexes, restaurants, agricultural and any other property or premise used for commercial purposes.

You must also be willing to network, and prepared to nurture and build local connections.

Job Purpose:      To assist the department with fee earning working autonomously and as part of a team to manage current caseloads and to build and manage own case load and to assist the commercial team on larger transactional matters involving commercial property work.

Key Responsibilities

  1. To assist and build own case load in a thriving commercial property department taking instructions on new enquiries and providing advice and handling cases autonomously and as             part of a team on the larger transactional cases.
  2. To build relationships with clients and internal and external contacts on behalf of the Team.
  3. To use initiative to prepare contracts, correspondence and legal documents using Case Management including use of Practical Law.
  4. Work autonomously in the following transactional matters: –

4.1 Commercial Property Sales and Purchases

4.2 Pension Fund Acquisitions/Disposals

4.3 Commercial Landlord and Tenant (Lease, Lease renewals, Assignments and Underletting’s               including advising on LTA 1954 and ancillary matters surrounding Lease Grant and Renewals.

4.4 Must be proficient with key stages of transactional workflow handling a transaction start to end.

4.5 Overage and Commercial Sales of Land (Whole and Part) for development.

Post Completion Clerk

Department: Residential Conveyancing

Reporting to: Head of Residential Conveyancing

Location: Saddleworth Office

Hours: Full time of part time considered

This  role  is  to  ensure  that  all  post  completion  work  is  carried  out  for  the  Residential Conveyancing teams in a timely manner. As the role  progresses,  the  post holder  will learn additional skills to assist with duties which will further enhance support and enable  the fee earners to operate at optimum efficiency. This will include but will not be limited to the main responsibilities given below. The Clerk is expected to use a high degree of self-management and initiative.

Main duties and requirements

  • Manage a diary system to ensure registrations are completed ahead of the Land Registry deadline.
  • Preparation and submission of registrations (Form AP1) to the Land Registry.
  • Prepare and submit Stamp Duty Land Tax (SDLT) forms to HMRC.
  • Dispatch office copy entries together with title deeds to clients, lender clients and any third parties requiring copies.
  • Prepare and send letter to lenders to provide updates on registrations.
  • Attend clients, primarily on the telephone, and provide such support in a professional and friendly manner in-keeping with the Company’s standards for client care.
  • Diarise all requisition deadlines received and to respond to the same within the time frames provided by the Land Registry.
  • Ensure completed files are closed and sent to storage following completion and liaise with fee earners to ensure any balances are rectified in a timely manner.
  • Ensure all New Home Build Warranties are submitted and incepted as soon as possible.
  • Liaise with the Help to Buy post completion team to ensure undertakings are adhered to in a timely manner.
  • Administer both manual and electronic filing daily.
  • Ensure the confidentiality of all the Company’s and the Company’s clients’ information and documentation.
  • Contribute as a team member and provide sickness and other absence cover for other members of the team when required.
  • Contribute as a team member in the continual review of efficiencies within the department.
  • On occasion work such hours outside normal hours of employment as the Company considers necessary to meet the needs of the business.

Preferred skills and experience

  • Experience of working in a legal environment along with relevant departmental experience is desirable.
  • Discretion and confidentiality is essential.
  • Ability to organise and prioritise your workload to the required standard and within the required timescales.
  • Ability to work effectively within a team as well as independently.
  • Ability to work under pressure as and when required; this may involve some flexibility in working hours and occasional overtime where deadlines need to be met.
  • Proactive and able to use own initiative within guidelines as set by the Partners and fee earners.

Paralegal- Family and Private Client

This role will suit a college or university leaver with a strong academic background and preferably with experience in working in a client or customer facing role. The role is for someone to work full time between our family and private client department assisting our senior solicitors in their varied caseload. The applicant must be excellent at time management as they will be required to prioritise and split their time between two departments. The work load will vary from divorce and children matters to wills, probate and lasting powers of attorney matters and so there is a broad workload and experience to be had.
